Source: BeachesMLS closed condominium sales, $1,000,000 and up, City of Boca Raton, Oct 17, 2024 to Oct 17, 2026, compiled by Ricky Estera on October 17, 2026. Alina's figures are developer closings of new units and are not comparable with resale days on market. Buildings with fewer than four sales in the period are omitted. Figures believed accurate but not guaranteed; they exclude sales under $1 million and transactions not reported to the MLS.
The towers along South Ocean Boulevard south of the inlet and the beachfront north of it are where most resale volume lives. Chalfonte led with 33 sales at a $1.58 million median and about $1,070 per square foot, with units from $1.15 million to $3.4 million; Sea Ranch Club followed with 19 sales at $1.4 million and the lowest per-foot price on the beach at about $630, because its units are larger and older. Ocean Towers closed 18 at a $1.59 million median but took a median 150 days to contract, the slowest of the big oceanfront buildings. Marbella is the oceanfront per-foot leader among the volume buildings at about $1,290, with sales up to $4.7 million, and Whitehall is the quickest: 13 sales at a two-week median to contract.
Above them sit the trophy buildings: One Thousand Ocean at The Boca Raton (7 sales, $8.6 million median, $1,917 per foot, up to $13 million), Presidential Place (3 sales, $7.7 million median) and Luxuria (3 sales, $6.3 million median). These trade a few units a year to cash buyers and sit on the market for four to seven months while they wait for the right one.
The three Mizner buildings on the Intracoastal beside The Boca Raton resort make up the second tier. Mizner Court is the volume leader with 26 sales at a $1.31 million median and about $780 per foot, the entry point to the resort lifestyle. Mizner Tower closed 14 at a $2.16 million median with larger, higher units up to $4.2 million. Mizner Grand is the top of the tier: 9 sales at a $4.8 million median, all cash, with the highest dues on the Intracoastal. North on the Intracoastal, La Fontana is the value play at about $545 per foot, and Beresford at $2.5 million is the boutique choice.
Downtown's story is Alina Residences: 201 closings of new units at a $2.87 million median and about $1,100 per foot, with penthouses to $10 million, as the 210 and 220 buildings delivered. Forty-five of those closed in the last 12 months, and resales in the original 200 building are now setting the market for the next few years. Around it, Townsend Place (16 sales, $1.34 million) and 200 East (13 sales, $1.75 million) are the established downtown towers, Tower 155 (9 sales, $1.9 million) is the newest resale building, and Royal Palm Residences (9 sales, $3.07 million) is the new boutique building on Royal Palm Place. The Mandarin Oriental Residences and Glass House are the next deliveries.
Volume is concentrated: five buildings produced more than a third of all resales. If you own in one of them, your unit is being compared with recent sales in the same building, often on the same line, and pricing against the current per-foot figure for your floor and exposure is the whole game. If you own in a building that trades three or four units a year, your buyer may not appear for months, and marketing beyond the MLS matters more. Ricky prepares a building-specific valuation comparing your residence with the most recent sales in your tower. Request a private valuation.
Alina Residences downtown, with 201 closings at $1 million and up in the 24 months to October 17, 2026, but almost all of those were developer closings of new units at Alina 210 and 220. Among established buildings, Chalfonte on the ocean led with 33 resales, followed by Mizner Court (26), Sea Ranch Club (19), Ocean Towers (18) and Townsend Place (16).
One Thousand Ocean at The Boca Raton resort, with a median sale of about $8.6 million and $1,917 per square foot over the period, followed by Presidential Place (about $7.7 million median), Luxuria (about $6.3 million) and Mizner Grand (about $4.8 million). Alina's largest penthouse closings reached $10 million.
It depends on the building. Over the 24 months, resale medians ran from about $545 per square foot at La Fontana on the Intracoastal to about $1,100 at Chalfonte and Alina, $1,290 at Marbella and $1,900 at One Thousand Ocean. Oceanfront buildings and new construction command the premium.
Longer than houses. Median days to contract in the most-traded resale buildings ranged from about two weeks at Whitehall to 65 days at Chalfonte and Sea Ranch, 85 at Mizner Tower and 135 to 150 at 200 East, Ocean Towers and Tower 155. Well-priced renovated units in oceanfront buildings move; original units and high-HOA buildings wait.
Oceanfront buildings (Chalfonte, Ocean Towers, Marbella, Sea Ranch, Whitehall) hold the highest resale price per foot and the deepest buyer pool. Downtown buildings (Alina, 200 East, Townsend Place, Tower 155, Royal Palm Residences) are newer, larger and walkable to Mizner Park, with lower price per foot outside Alina. Intracoastal resort buildings (Mizner Court, Mizner Tower, Mizner Grand) sit between, with access to The Boca Raton's amenities.
Reported medians in listings ranged from about $1,400 a month at Ocean Towers and $1,600 at Chalfonte to $2,300 at Alina, $3,000 at Mizner Court and 200 East, $3,950 at Mizner Tower, $5,000 at Mizner Grand and $9,500 at One Thousand Ocean. Older oceanfront buildings also carry reserve and assessment considerations under Florida's post-2021 condo laws, which Ricky reviews with every buyer.
Mostly: 73 percent at Chalfonte, 88 percent at Mizner Court, 95 percent at Sea Ranch, 96 percent at Alina and 100 percent at 200 East and Mizner Grand over the period. Financing is more common at Whitehall, Carlton and Tower 155.
Alina Residences (2024), Royal Palm Residences (2024) and Tower 155 (2020) downtown; Mandarin Oriental Residences and Glass House are under construction or newly delivering. Everything on the oceanfront south of the inlet dates from the 1960s to the early 2000s, and the best units have been fully renovated.
