Seven buildings completed since 2019 or rising now, from Alina and Tower 155 to the Mandarin Oriental, Glass House and Mr. C residences.
Downtown Boca Raton has changed more in the last seven years than in the twenty before. A walkable district that once had only a handful of luxury condo towers now has a new generation of buildings between Mizner Park, Royal Palm Place and the Intracoastal: boutique buildings of a few dozen residences, Alina's three-building campus, and the city's first hotel-branded residences from Mandarin Oriental and Cipriani. This guide covers every new luxury condo building downtown, what has been built, what is still rising, and what each one has sold or is asking.

Alina is the project that started downtown's new era: three nine-story buildings beside Royal Palm Place, with wellness-focused amenities, private terraces, penthouse collections and hotel-style service. The first building, Alina 200, was finished in 2019, and Alina 210 and 220 followed in 2024 and 2025. That second phase is why Alina leads every Boca Raton building in sales: 201 closings of $1 million or more in two years, most of them the developer delivering new residences, at a median of $2.87 million and about $1,099 a square foot. Its largest penthouse closings reached $10 million. Alina Residences →
Tower 155 on East Boca Raton Road was finished in 2020 and, at 150 residences on 12 floors, is the largest of the new buildings, with a rooftop pool deck, a fitness center and views from the skyline to the ocean. It is also the most accessible: in late October 2026 it had 18 residences for sale, asking from about $849,000 to $2.4 million, and 4 under contract. Over two years, its $1 million-plus sales had a median of $1.90 million, about $917 a square foot. Tower 155 →
One of downtown's smallest new buildings: 24 contemporary residences on seven floors on Royal Palm Road, finished in 2023, with private terraces and restaurants a short walk away. With so few residences, resales are rare, and none were listed in late October 2026. 327 Royal Palm →
Three boutique nine-story buildings near the Intracoastal on East Royal Palm Road, completed in 2024 with 48 residences in all, private elevators, large terraces and some of downtown's largest floor plans. Its nine sales of $1 million or more over two years had a median of $3.06 million, the highest of the completed new buildings. Royal Palm Residences →
Palm Beach County's first Mandarin Oriental branded residences rise on Camino Real in the heart of downtown, with 89 residences on 12 floors, five-star hotel services, a rooftop pool and a signature spa, expected to be completed in 2027. It is the most expensive of the new buildings: in late October 2026 the MLS showed 7 residences under contract, from $3.2 million to $15.5 million and about 2,300 to 6,250 square feet. Mandarin Oriental Residences →
A boutique glass tower of only 28 residences on East Palmetto Park Road, designed around wellness and concierge living, with views of the Intracoastal and the ocean and completion expected in 2027. With so few residences, every home is large: in late October 2026 three were listed from about $4.3 million to $7.7 million, at about 3,100 to 3,900 square feet, and one more was under contract. Glass House →
Cipriani's first Boca Raton residences, designed by Arquitectonica with interiors by 1508 London: 133 residences on 13 floors on SE 4th Street, with hotel-style service, a rooftop pool and lounge and a Bellini restaurant, expected in 2028. It is the entry point to branded living downtown, with four residences listed in late October 2026 from about $2.4 million to $3.75 million, at about 1,700 to 2,600 square feet. Mr. C Residences →

A completed building lets you see the finished residence, the view from your floor and the association's actual budget before you buy, and you can move in at closing. A pre-construction contract usually means a deposit schedule paid over the construction period, a wait of one to two years, and the chance to choose your floor, plan and finishes, often at a price that reflects buying early. Deposit terms, completion dates and closing costs differ by developer, so read the purchase agreement and condominium documents carefully, ideally with a Florida real estate attorney.
