GL Homes' newest Boca Raton community: about 655 contemporary homes around a 39,000-square-foot resort clubhouse, with no club membership to buy.
Lotus Edge sits on the west side of Lyons Road just north of Glades Road in west Boca Raton, ZIP 33434, inside the city limits and directly across from Olympic Heights Community High School. Glades Road's shops and restaurants are minutes away, and Florida's Turnpike interchange at Glades is about seven minutes. GL's two earlier Lotus communities are nearby: Lotus on Lyons Road north of Clint Moore Road and Lotus Palm on Glades Road east of the Turnpike.
GL Homes opened Lotus Edge in 2024 as the third and largest of its Lotus communities, with about 655 single-family homes planned. Palm Beach County records show 497 completed homes so far (platted as Johns West PUD), and construction continues on the remaining lots, so new homes and early resales are both on the market. The gatehouse on Lyons Road is staffed around the clock, a security vehicle patrols 24 hours a day, each home's alarm is monitored through the association, and a social director runs the calendar.
The clubhouse is the largest GL Homes has built in Boca Raton: about 39,000 square feet in all, with a full-service restaurant and the poolside Aqua Bistro bar, a lounge and bar, event rooms, a card salon and sports lounge, a 24-hour fitness center with a group training studio, a wellness retreat with a cold plunge, an arcade and kids' zone, a teen club, and an indoor sports court. Outside are a resort-style pool, lap pool, wading pool and splash zone, a whirlpool spa, a yoga lawn, a party pavilion, an outdoor basketball court and a shaded playground. Everything comes with the home through the homeowners association: no club membership, initiation fee or equity, and no golf course.

Entrance images are from a listing photograph (one enhanced, one re-lit for daytime); pool and racquet images are illustrative renderings of the planned facilities.
The racquet complex has six lighted tennis courts and two lighted padel courts with shade pavilions, ten lighted pickleball courts and a pro shop, with lessons, clinics and leagues for every level. Padel is new to Boca Raton's gated communities, and Lotus Edge is the first of GL's to offer it.
Every home at Lotus Edge is contemporary: flat roofs, clean stucco and glass, open plans and covered outdoor living. GL Homes offers two collections, Fiji (eight plans, about 2,573 to 4,953 square feet) and Bali (six plans, about 3,100 to 5,453 square feet), from three bedrooms and a den to five bedrooms with a game room, loft and media room and a four-car garage. Most lots back onto the lakes. Beaches MLS records show 22 resales closed in the last 12 months, from $1.62M to $3.30M, with a median of $2.07M; GL Homes' own new-home closings are separate. See each collection and what each size of home has resold for on the floor plans page, and every completed home's estimated value on the 3D map.
Homeowners association dues cover the clubhouse, pools and racquet complex, the staffed gate and 24-hour patrol, alarm monitoring, lawn care for each home, the common grounds and lakes, and the social director. GL Homes has published dues of about $700 a month; confirm the current figure, the capital contribution at closing and the schedule for the association's transition from the developer to the owners before you buy. The community is pet-friendly within the association's rules.
Lotus Edge is zoned for Boca Raton public schools, and Olympic Heights Community High School is directly across Lyons Road. Confirm the elementary and middle school assignments for a specific address with the School District of Palm Beach County, since boundaries for new communities can change. Private schools within about 15 to 25 minutes include Saint Andrew's School, Pine Crest Boca Raton and American Heritage Delray.
Florida's Turnpike is about seven minutes away at Glades Road, and I-95 about 15 minutes east. Town Center at Boca Raton is about 12 minutes, Boca Raton Airport about 15, and Mizner Park, downtown Boca Raton and the beach roughly 20 minutes. Palm Beach International and Fort Lauderdale-Hollywood International are each about 35 minutes. Drive times are approximate and vary with traffic.
Reselling in a community where the builder is still selling new takes a plan: pricing against GL's current build-from prices, the upgrades and lot premium you paid for, and the early move-in inventory.
