Why relocating buyers choose Lotus Edge

For buyers moving to South Florida full time, Lotus Edge offers something rare in Boca Raton: a brand-new contemporary home, built to today's codes with impact glass and a new roof, inside a staffed gate, with a 39,000-square-foot resort clubhouse included through the homeowners association rather than a country club membership, all inside the city of Boca Raton and its schools.

New home or resale?

GL Homes is still selling at Lotus Edge, so you can build to order, buy an early move-in home, or buy a finished resale with the pool, landscaping and window treatments already done. Build-from prices run from the high $1 millions to about $2.9 million before lot premiums and options, and new-home delivery can take a year or more; a resale closes in weeks. Ricky can represent you on either at no cost to you, and will tell you plainly which is the better buy for your timing.

From New York and New Jersey

Buyers from Manhattan, Long Island, Westchester and Bergen County often compare Lotus Edge with Lotus Edge and the Lotus communities to the north, and with the country clubs to the east. What usually tips the decision is a new home with no club initiation fee and a Boca Raton address. Ricky's New York and New Jersey guides cover taxes, residency and the questions that come up when you leave.

From Connecticut, Pennsylvania and California

Connecticut and Philadelphia-area buyers tend to value the gate, the new construction and the quiet of west Boca. California buyers usually find Lotus Edge's modern architecture familiar and its price per square foot a relief. See the Connecticut and California guides, or the full relocation hub.

Florida residency and homestead, in brief

Florida has no state personal income tax. Owners who make a Florida home their permanent residence can apply for the homestead exemption, which reduces the home's taxable value and caps how much its assessed value can rise each year. Establishing residency usually involves a Florida driver's license, voter registration and a declaration of domicile filed with the county. Your former state may still have rules about when and how you leave; this is general information, not tax advice, so talk with your CPA or tax attorney before you move. Ricky's Florida residency guide walks through the checklist.

Flights and travel

Palm Beach International and Fort Lauderdale-Hollywood International are each about 35 minutes away, both with frequent nonstop flights to the New York area airports, Newark, Philadelphia, Boston and Chicago. Boca Raton Airport, about 15 minutes away, serves private and charter aviation, and the Brightline train from Boca Raton runs to Miami and Orlando. Times are approximate.

Buying from out of state

Most relocating buyers begin with video tours and the 3D map before flying in for a focused weekend of showings and a visit to the GL Homes models. Ricky can preview homes for you, walk you through the association's approval process and coordinate inspections, insurance quotes and a closing you can complete remotely if needed.
