Lotus, Lotus Palm, Lotus Edge and Boca Bridges are the four communities GL Homes has built in Boca Raton since 2019. On paper they look alike: a staffed gate, homes around lakes, a resort clubhouse and a racquet center, all included with the home through the homeowners association, with no golf course and no club membership to buy. In practice they differ in where they sit, how large the homes get, how big the club is and what they sell for. This guide puts them side by side.

Sales are closed resales from the Beaches MLS for the 12 months to late October 2026; GL Homes' own new-home closings at Lotus Edge are not included. Home counts and years are from Palm Beach County property records. Amenities and HOA dues are from community and listing sources and should be confirmed with each association. Drive times are approximate and vary with traffic.

What all four share

Every one of these communities is guard-gated, built by GL Homes and organized around lakes rather than a golf course. Clubhouse, pools, fitness and racquet facilities come with the home through the homeowners association, so there is no initiation fee, equity or annual club dues on top. Each has a resort-style pool, a lap pool, a fitness center, an indoor sports court and a year-round social calendar, and each is pet-friendly within its association's rules. All four are served by the School District of Palm Beach County.

Lotus: the original, and the most homes to choose from

Lotus is the first and largest of GL's three Lotus communities, with 804 homes on Lyons Road north of Clint Moore Road. Because it is sold out and the biggest of the four, it has the deepest resale market: 46 homes closed in the last 12 months, from $1.35M to $3.00M, with a median of $2.08M. Delray Marketplace is about five minutes away. Buyers who want the contemporary Lotus look with the widest choice of floor plans, lots and lake views usually start here. Living in Lotus →

Lotus Palm: the most central, and the lowest entry point

Lotus Palm sits on Glades Road right next to Florida's Turnpike, on the site of the former Boca Raton municipal golf course, and is the only one of the four within about 15 minutes of downtown Boca and the beach. It also had the lowest median resale, $1.96M across 51 sales, and the lowest published dues, about $679 a month. Built in 2023 and 2024, it is the newest of the sold-out communities. For buyers who drive east often or travel through Boca Raton Airport, location is the reason to choose it. Living in Lotus Palm →

Lotus Edge: the biggest club, and the only one still selling new

Lotus Edge opened in 2024 and has the largest clubhouse GL Homes has built in Boca Raton, about 39,000 square feet, with a wellness retreat and cold plunge, a teen club, ten pickleball courts and the first padel courts in a GL community. It is also the only one of the four where you can still buy new from the builder, so buyers weigh a new GL home against an early resale that is already finished, landscaped and ready. Olympic Heights Community High School is directly across Lyons Road. Its 22 resales in the last 12 months had a median of $2.07M. Living in Lotus Edge →

Boca Bridges: larger homes, more architectural choice

Boca Bridges is the upper tier of the four. Its five collections run from about 2,600 to more than 8,000 square feet, in contemporary, transitional and Mediterranean designs, and most homes have private pools. That shows in the numbers: a median sale of $3.25M, more than $1 million above the three Lotus communities, with sales up to $6.5M in the last year. The amenities sit on their own seven-acre island at the center of the community, the racquet center has seven tennis courts, six of them clay, and dues are higher at about $1,120 to $1,173 a month.
